There is special financing available to eligible veterans including Regular Military, Reserves, National Guard, and eligible surviving spouses.  

The Veternans Adminstration does not make the loans, they guaranteed a portion of the loan.   The applicant chooses any bank or mortgage company that provides VA loans.

Choose a real estate agent versed in the VA process; one that understands the house must meet specific minimum requirements, for it to qualify.   Simply, the house must not be in need of repairs that are not allowing a specific item to perform as expected.  The color of carpet or walls do not matter.  However if the carpeting or floor covering is torn, then it is not doing it's intended function.   If the paint around windows is peeling - it is not doing it's intended purpose of protecting the surface underneath from weather rot and decay.  These types of items, have the possibility of being negotiated with the seller, to correct before closing.   

One can look at the VA loan, as an opportunity to become a home owner without the need to save a down payment, 100% loan.  Additionally, the seller can pay all or a majority of the loan closing costs for the applicant.
