The PCR is one of the most important disclousure statements. In talking to both buyers and Realtors, I direct them to view and print for their records the HUD disclosures. By viewing the PCR and noting the functionality of the inspected items, a buyer can better determine how to proceed with the proper financing. If a property has multiple "No" as to functionality on the report, it may be in the best interest of the buyer to pursue financing with a repair escrow. A buyer should present this disclosure to his/her lender in order to secure the corrrect financing to move this property to a successful closing. This may prevent having to change financing before a closing... and may also prevent having to secure an extention.
