With a tight inventory of homes in our area, we Realtors must be dilligent in assisting buyers to be at the "top of their game" in getting ready to make an offer on a HUD property. As a listing agent for HUD, I make sure that I am always available for buyers and Realtors if they have any questions before offer submission. I emphasize the need to have supporting documents, i.e., pre-qual or proof of funds letter, to be current... usually not over 30 days old. I encourage all participants to input offers in a timely manner. I go over bid periods and their deadlines. Proper paperwork and correct/timely offer submission will deminish the delay in becoming a succesful HUD bidder.
