Holiday Home Marketing

Some people shy away from selling in the “off” season but nowadays, with help from the internet, people buy homes everyday no matter the season. Selling your home during the holidays could mean less competition.  Holiday season can be very beneficial for sellers because nothing makes a house seem like home more than the holidays, serious sellers will use this to their advantage.

Since it will most likely be chillier, make sure the interior of the home is warm and cozy and squeaky clean  because most buyers will be spending more time inside. Christmas colors i.e. greens and reds, are very rich and cheerful but keeping it light and bright, for example with whites and golds, present the home larger.  A wreath or simple white lights would accent any home nicely. Most real estate staging experts would avoid loud decorations on the exterior and interior and opt for a more subtle hint of the holidays.  Don’t be afraid to include that tree, just avoid the personal ornaments. Everything being shown to the potential buyer should accentuate their possible future living there.

A trick some agents like to use when showing homes is utilizing the senses of the buyer, in some cases with smell!  On the off season, a cap full of vanilla extract in the oven will give the illusion of fresh baked cookies. In the holiday season, it gets fun; you can use some familiar scents of the season like, cinnamon or spruce/pine to show your home. Candles are easy fixes, too. When potential home buyers enter, you can provide apple cider or hot chocolate, with soft subtle music in the background. People will remember the little things when deciding what home to buy!

When marketing your home, you want it to be in pristine condition and free from any knick-knacks that hinder the home buyer’s ability to imagine themselves living there. Keeping your personal items to a minimum, increasing the cozy factor, and only using the necessary decorations and lights, will help your home show like a dream and sell before any jolly gents make in down the chimney!
