More and more, we are seeing articles about sellers who are willing to sell you their home and offer seller financing. While this can be a valid and beneficial option, a buyer should always use legal council to close the transaction.  

Some states use title companies to close a Real Estate transaction, and some use an Attorney. Whichever you use, your closing company needs to make sure that the seller is legitimate, and the terms and conditions meet Federal law.

Believe it or not, there are people out there that are less than honest. During the past several years, the instances of scams and rip offs seem to have increased. Crooks and Con artists are getting more and more sophisticated and brazen. Repercussions could show up months or years later.

Any time that you purchase a property, no matter how it is being financed, use a Real Estate Professional and an Attorney or Title Company to close the transaction. There are procedures to protect the buyer from unexpected problems down the road.

Remember, chances are, if it is too easy and cheap, then something is likely wrong.

Never be talked into giving someone payment up front, no matter how hard you are pushed.
