Teamwork Enhances a Successful Closing

They say no man/woman is an island. The list agent can not get a property closed without the assistance of others. A good team has various components to include list agent, sell agent, buyer(s), lender for financed transactions, title company…and most significant paperwork and constant communication. The paperwork begins with the HUD Disclosures located in the drop-down section of HUD Addendums. For example, a non-functional item on the PCR could adversely affect the entire process. Wouldn’t it be nice if a lender was aware of PCR deficiencies? This knowledge could better assist the lender in obtaining the proper financing for the buyer…instead of perhaps to change the type of financing in the middle of the loan process. Proper financing in the beginning tends to keep the process on track and meet the contract close date and hopefully avoid the need for contract extensions. This will most importantly keep the buyer happy and get the buyer into possession of property per contract date. Paperwork is the beginning, and communication is the glue that keeps the team intact. I stay in constant contract with sell agent. I do not wait for a phone call, text or email. I ask “Do you need anything else from me”? To sum it up…list/sell agents, buyer(s), lender, title company…disclosures and communication. Keep In Touch!!!
