HOW TO STAGE YOUR HOUSE
- Clean everything!
This includes the outside as well as inside. Mow the lawn, remove chipped paint, wash the windows, and power wash dirty siding or porches. Then move inside. Clean the kitchen, bathroom, and all other room thoroughly. Remove cobwebs, dirt, and dust.
- Rearrange the furniture!
Move around the furniture to optimize space. Try not to add too many pieces as the house will flow better with minimal furniture. But try to make it look cozy. Neutral colors with bright accent colors look the most inviting. They make the space feel more open and the room appear bigger.
- It’s the Little Touches!
Make sure to add personal touches. You do need to remove all family or friends photos. This is because when people walk through it is easier for them to picture their family in the space rather than yours. However, personal touches like fresh flowers or cute accent pillows might give it more personality.
- Make it Smell Great!
So often I walk through homes that smell. The number one contributing factor to odor is pets. The second is cigarette smoke. So when you have pets and the house might not smell so fresh, take the extra step to clean. Carpets in particular hold a lot of odor. Once this is done, add a glade plug in or light candle. You can even bake cookies! The better it smells, the more people feel welcome.
- Don’t Forget About the Outside!
Yes, by this point you have mowed and cleaned the exterior. But you can also stage the front and backyards. Nice patio furniture or maybe even a BBQ pit really goes the extra mile. Optimize your outdoors space to make sure people can envision themselves entertaining. This, of course, depends on the season but you get where I’m going with it.
