Investor Series – Short Term Investments vs. Long Term Investments

This is another installment of our investor series articles.   Today we are going to look at short term investments vs. long term investments in the Real Estate sector.

Some things to consider when thinking about short term vs. long term investments:

  • Time horizon: Short-term investments are typically held for less than a year, while long-term investments are held for more than a year.
  • Risk: Short-term investments are generally considered to be less risky than long-term investments, because they are less exposed to market fluctuations. However, short-term investments can also be more volatile, meaning that their prices can fluctuate more rapidly.
  • Return: Short-term investments typically offer lower returns than long-term investments, but they can also be more liquid, meaning that they can be bought and sold more easily.
  • Tax implications: Short-term investments are taxed at the investor's ordinary income tax rate, while long-term investments are taxed at the capital gains tax rate, which is typically lower.

Here are some examples of short-term and long-term real estate investments:

  • Short-term investments:

Fix-and-flip properties: These are properties that are purchased, renovated, and then sold for a profit in a relatively short period of time.

Short-term rentals: These are properties that are rented out on a short-term basis, such as through Airbnb or VRBO.

  • Long-term investments:

Rental properties: These are properties that are rented out to tenants on a long-term basis.

Real estate investment trusts (REITs): These are companies that own and operate income-producing real estate.

The best type of investment for you will depend on your individual circumstances and goals. If you are looking for a lower-risk investment with the potential for long-term growth, then a long-term investment in real estate may be a good option for you. If you are looking for a higher-risk investment with the potential for quicker returns, then a short-term investment in real estate may be a better option.  It is important to consult with a financial advisor to get personalized advice on which type of investment is right for you.
