Michigan Real Estate News and the Country

As in most areas of the county the real estate market has been up and down the last few years with values appreciated in most cities.   Per Redfin in Michigan home prices have fallen .06% year-over-year in February 2023.  The number of homes that sold also fell by 12.6% and the number of homes for sale was down by 2.9%.  The median sale price for Michigan was 216K which again is down .06% as the same period a year prior.  The top 3 areas that have seen the fastest rise in sales price in Michigan are Flint, Adrian and Haslett. 

While last year was more of a Seller’s market with homes often going into a highest and best situation it is more common the last few months to see homes selling just below asking price.  33.1% of homes in March of 2023 sold below asking price.  In March of 2022 homes on average were selling in less than 20 days.  At the end of March 2023 homes on average selling in 43 days.  The number of new listings has dropped as compared to last year in March 2022 as well by 23%, but homes are selling!

Sellers are selling all over the country and buyers are moving all over to find their perfect forever home!  The top 5 areas that people are moving to are Miami, Fl, Phoenix, AZ, Las Vegas, NV, Tampa, FL and Orlando, FL.   In comparison the top 5 areas homeowners are leaving are San Francisco, CA, New York, NY, Los Angeles, CA, Washington, DC and Boston, MA.
