Are You Ready To Sell? 5 Steps To Get Your Home SOLD!

1 De-clutter and depersonalize the home.   You want the buyer to be able to visualize their personal Item in your home, to imagine themselves in the house.  Put away the family photos, the kids drawings and the personal “touches” you have added over the years.   De-clutter by clearing your counters of small appliances and nick-nacks, putting away the stuff that gets piled onto the desk in the den and all the remote controls sitting on the coffee table.

2 Stage it. Now that you have de-cluttered and depersonalized your home, it’s time to stage it.  Make the space look as appealing and move -in ready as possible.  Marketability is key and this can make a huge difference in the amount of them spent on market.   It may even bring in a higher price, many agents agree a staged home brings increases the offer price anywhere from 1-20%. 

3 Price it right.  Lets face it, the market is crazy right now, your friend just sold her house for $50 grand over asking so you should be able to too, right? That is not always the case, so many factors go into the pricing of a home, location, area comps, home improvement and upgrades ect.  Often, the homeowner and the agent don’t initially agree on the selling price, but listen to your experienced Realtor, they know the market, they know the area and they know what you can get for your home.

4 Invest in quality photos and videos.  In todays world, everything is posted on the internet.  When your agent puts your home in the MLS – it is blasted onto hundreds of online marketing website with in minutes.  When someone is looking for a new home, they generally start that search online before they ever reach out to an agent.  Their first impression of your home will be seen through pictures online.   Invest in quality photos or videos.  You will want professional – grade photos of your home and any stand out features or details.  A virtual tour and aerial footage are also a great way to get buyers interested in the property.

5 Be flexible.  When it comes to showings, try not to turn down showings unless it is absolutely necessary.   You can’t sell it, if they don’t get to see it.
