WHAT NOT TO ASK THE LISTING AGENT OF A HUD HOME

The phone call typically starts the same way.  The agent that just showed the house says “How many offers do you have?”  The Listing Agent is never able to answer this question on a HUD Home.  All offers are submitted online, directly from the selling agent, to HUD.  The Listing Agent does not get a notification, text, email, or phone call.  As Listing Agents, we really do not know if there are 1 or 100 offers. Buyers always need to submit their highest and best offer, the first time, or risk losing the home. Don’t expect that you will have a second chance to make an offer.   Don’t expect a highest and best process.  This entire process is in effect, to make it fair for everyone.  HUD is just like any other seller.  They want the most amount of money possible, and will take what they think is the best offer.
