Tips for 2022's Homebuyer

The current real estate market has been tough on buyers and their agents. This is an understatement, to say the least. Sellers appear to be running the show when it comes to negotiating. Their counterparts are often left wondering how many other offers are waiting on the sidelines should there be any resistance. Here are ten tips for those brave people who are not afraid to dip their toes in the real estate pool. By the way, still one of the best investments you can make.

1. Make sure you choose a reputable real estate agent with good reviews easily found online. 

2. Use the same logic when choosing a lender / loan officer.

3. Stay within your means but be aggressive, especially for those homes that check most boxes.

4. Discuss with your agent first, but consider writing an offer “as is” or shorten the inspection time allowed.

5. Do not ask for closing cost assistance from the seller unless it’s necessary to obtain the loan.

6. Consider offering more earnest money than what is expected in your area.

7. Offer to waive some of the customary seller’s costs in the transaction.

8. If possible, increase your down payment.

9. Know the market value vs. the “offer X% off” approach (this is where your local real estate expert comes in)

10. Keep your schedule flexible for showings... homes move quickly.
