What are the modest repairs you can do to improve marketability?

Start with a fresh coat of paint, keep the colors neutral and concentrate on mainstream colors.  

If your flooring is of the mix and match variety, try to get some consistency.  Either carpet all rooms or use tile or hardwood.  a home where every room has a different flooring is off putting.

The kitchen!  Perk it up with paint, a good cleaning, new hardware, and putting all the clutter away.  If the budget permits install a new gleaming countertop.

Check out your bathroom.  regrout soiled areas, look for any signs of mildew and remove it, install brighter lightbulbs, put out fresh towels and scrub the sink toilet and tub.  Make them gleam.
