Home Warranty - Is it worth it?

Home Warranty Pros & Cons:

Pros:

No worry of major repair bills in the event something should break after a buyer moves into their new home.

Not having to worry about figuring out which service/repair company to call.  The homeowner will call the home warranty company directly and the home warranty company will work out the details. 

Cons:

Paying a service fee which may range from $50-100 for them to diagnose the problem. Each incident will require a service call fee which you will be required to pay directly to the company making the repair.

Having to read the fine print.  A home warranty doesn't cover every single thing that may go wrong, so it's important to read the fine print before assuming the home warranty will cover the proble.

Not as much control over how the repair is made. For example, if your dishwasher is not working and needs to be replaced, they may only allow you to upgrade from a select few models based on how similar it is to the one that it is replacing.

 

A home warranty is almost like having a little insurance for a short period of time, or it could be a $600 waste of money for the year.  You may not have to use it (and thus, the home warranty company just made an easy $400-700), or it may save lots of money for a costly repair!
