Simple Tips to Recall When Buying a HUD Home

HUD is one of the most transparent sellers in today's housing.   HUD Home's can be in any price range and and in condition.    These are some simple things to recall when looking to buy a HUD Home.

1) The listing agent has never met the former owner. Therefore knows nothing about  them.

2) The listing agent only knows what the proeprty condition report says.   

3) Owner Occupants get first priority and an exclusive period. If you not an owner occupant please don't try to say even though you own 15 rental homes you are an owner occupant.   Fraud and owner occupancy misrepresentation is very serious and you could be looking at Federal Prision Time.

4) HUD does give equal footing to all all forms of payment; FHA, VA, Cash and Convential.   It does not matter. HUD accepts an offer based on the highest NET to HUD. There is NO cash discount

5) HUD Homes are priced based on an appraisal and a broker price opinion.   They take condition into consideration. 

6) It does not matter what the last sale price of the home  was.  It could be higher or lower than the current appraisal.   All that matters is what is the current market.

7) Be mindful of the property condition report and the HUD fiancing code.      Don't try to use a loan type that won't cover any required  repairs.

8) If you need an extension to close be prepared to document the reason and pay for the extension.

9) HUD does not make repairs for buyers. 

10) HUD does NOT allow buyers to make repairs before closing.  

11) Your buyer agent real estate agent has to be registered with HUD.   This can take several weeks,  If they don't already have a NAID number you may want to find another real agent.
