Making an offer in 2021!

Now that the holidays are over, many people use the first few months of the year to organize their finances (and file taxes!) and get lives in order in preparation for buying a home. Maybe that means selling a home first in order to make a purchase. With a tight market, it is more important than ever to have your ducks in a row before making that jump! Talk to a lender now so you will know what to expect and how to prepare for purchasing a home. (Hint: don't go make any big purchases if you're planning to buy a home soon!) If you live in a sought after area, with a nice home that is easily turn-key ready to sell, then you will likely get an offer quickly when you decide to list it. Be prepared to move within 30-45 days!! On the other hand, when purchasing a property in this market, be prepared to possibly pay more than asking price, or be up against other multiple offers in a highest and best situation. Be prepared for an offer to be rejected in favor for one that was a little higher or that was all cash. It's a great market for sellers to pick the best offer and get over asking price, but it can be tough on the buying side of things. Write a letter to the sellers telling them why you picture this being the perfect home for you and your family. You never know when that will sway someone that has multiple offers in hand! As more people are working from home, certain things are becoming more important to buyers. A home office, a larger yard for kids, further away from the city. Think of the ways our lives have changed or may change in the future as you make that dive into homeownership. Patience, due diligence, and determination are key!
