I always make it a point to establish contact with neighbors during my initial visit, and give them my business card. This accomplishes several things. First, I establish a rapport. They may be more willing to call me if the see a security issue. Second, they may have a friend who has expressed an interest in purchasing the property. This may produce a quicker sale, resulting in lower days on the market. And last, you may discover issues that may adversely affect marketing the property . If there is a negative issue, it is best to discover before the sale of the property... and sometimes you might make a new friend.
