NAID Recertification/SAMS-1111 Changes by Tony Smith, Wanda Smith & Associates

Almost everybody has done it. And if you’re not one of the broker’s who has done it, you’re probably one of the brokers who came awfully close. I’m talking about letting your NAID certification lapse.

OOPS!

It happens. 

I think as an industry we’ve gotten so used to reminders and notifications, when we don’t get a reminder, we don’t think to check.

Think about it. You get reminders about license expirations, about insurance expirations, about CE requirements, when to pay bills and when to go to meetings or appointments. But there are no reminders about recertifying your NAID number.

Can you imagine that? They expect us to be adult, responsible, professional people and keep track of it ourselves.

The horror!

Of course, I’m being a little silly here. But we really do get used to automated reminders and notifications and sometimes, when we don’t get them, things slip through the cracks.

We fixed that problem in our office by setting up our own automated reminders to pop up on various computers weeks before the recertification is due. Which is, trust me, way better than waking up at 3 am sweating with your heart pounding, asking yourself, “Did I miss my NAID recertification date?” I speak from experience. I also manually check the date every few months, just to be on the safe side.

HUD has just posted some exciting news that will make recertifying easier: they are implementing on an online NAID application and renewal process. This will make it easier for everyone to recertify!

NAID Reertificaion/SAMS-1111 changes

In early July, HUD will no longer allow bids on properties if the Selling Broker NAID recertification is past due.

NAID information may be verified by going to HUDhomestore.com, clicking on the NAID application tab, clicking check NAID status, and entering your Employer identification number (EIN) or Social Security Number (SSN). After completing these steps, all NAIDs under your EIN or SSN appear, which will permit you to confirm the information that HUD has on file, the status of your NAID, and your recertification due date.

In order for you to maintain your ability to submit bids on HUD Homes, you need to submit a completed SAMS 1111 form and provide a copy of your current broker’s license. If any of your information has changed since your last recertification, you may be requested to submit additional supporting documentation. These items should be submitted to your jurisdictional Homeownership Center.

The SAMS 1111 form and the jurisdictional Homeownership Center address may be found on the HUDhomestore.com website after clicking on the NAID application tab.

Additionally, HUD will be implementing a new Online NAID Application Portal in early July which will allow you to View, Modify and Recertify your NAID. The last day HUD will accept paper SAMS 1111 form is June 15th. If a SAMS 1111 is received after that date, you will be required to make the changes within the Online NAID Application Portal.

If you need to recertify now, HURRY! If not, wait for the new online system and make life a bit easier.

But you still need to remind yourself to renew. Nobody needs another OOPS!
