7 TIPS FOR GETTING A QUICK SALE ON YOUR PROPERTY

A lot of houses sit on the market for months before they sell, but sometimes that simply isn’t an option.

When you need your house to sell your property quickly, you have to clean your house, update appliances, and make it look inviting from the outside. These changes may take a bit of work, but they will elevate your house and make it more attractive.

Take a look at these seven easy tips that will help you sell your house fast.

1. Declutter Your Home

People won’t be able to see the house if it is buried in clutter, and that’s what they came for. When people look at a house, they want to envision their own life in it, not be distracted by the life that’s already there.

Now, this doesn’t mean you have to move everything out of the house.

Keep things that most people would have in their homes, like couches, dining room table, bed, nightstands, etc. Things that don’t look nice and aren’t what most people want in their house, like used toothbrushes in the bathroom, that pile of mail on the counter, and all that stuff piled into the bookcase should go.

If you don’t have anywhere else to put your belongings, consider renting a storage unit.

2. Depersonalize Your Home

While you want to leave furniture and items that make the house look homey, your family photos are not on that list.

Remember, people want to see what their life would look like in the house, and if they see pictures of your children hanging on every wall, they may have a hard time doing so.

You want your house to be a welcoming home for sale, not a clean home that’s already lived in. This may sound a little over the top, but if you want to sell your property fast, depersonalizing should be one of your first steps.

3. Make the Rooms Feel Open and Bright

This is especially important if your rooms are already on the small side. Potential buyers won’t be attracted to dark, cramped spaces. Fortunately, there are several things you can do to make your rooms feel bigger than they actually are.

Get New Lights

Make sure they are good and bright. Dim lights will make the room look small and uninviting, but bright lights will open the space up and make it more cheerful.

Let in Natural Light

If the windows are dirty, either clean them or replace them. If the curtains are thick and block the sun, swap them out for light but functional curtains. Letting in as much natural light as possible is one of the best ways to make the room feel bigger and brighter.

Fresh Paint

This is especially important if you walls are scratched, scuffed, or otherwise dirty. A new coat of white paint will make the room look open and fresh.

Besides, its always better to have the rooms painted white before you show your house. Buyers will have an easier time seeing themselves living in a room if it’s not still painted a bright, personalized color.

Put Mirrors in Narrow Hallways

Mirrors can open up a tight hallway, especially if they catch natural sunlight. If you can, put your mirrors across from windows or sliding glass doors.

4. Update the Kitchen and/or Bathroom

The kitchen and the bathroom are the two rooms that really sell a house. Because of this, old appliances should be updated and everything else should be spotless.

The exact updates will depend on what’s selling in your neighborhood. This could mean getting stainless steel appliances or a granite countertop for the kitchen and installing a new bathtub or vanity for the bathroom.

Talk to your real estate agent before you make any changes. They will be able to help you choose the right updates that will sell your property fast.

5. Landscaping, Landscaping, Landscaping

The front yard must be well groomed, neat, and inviting. That means the lawn is mowed, dead plants are removed and replaced with bright flowers, and overbearing trees and bushes are cut back.

The first impression of your house, also called curb appeal, is incredibly important. If the outside of your house looks bad, some buyers won’t even bother going inside.

Spend some time outside really looking at the front of your house. You can even ask your neighbors what they like and what would turn them away. In some cases, adding a new front door that is a bright color can make the house pop.

But you can’t just focus on the front yard. The backyard should also be well kept and nice, a place buyers can envision spending a family evening. Don’t focus so much on the inside of your house that you forget about the outside.

6. Get Rid of Smells

These don’t necessarily have to be bad smells, but if your house does have some bad smells, they should be taken care of right away. Find out where the smell is coming from and get rid of it, don’t just cover it up.

This may include cleaning things like drains and trash cans and removing furniture that stinks of cigarettes. Nothing will turn a potential buyer away faster than bad smells.

7. No Pets

Though your pet is a big part of your life, some people really don’t like animals. And some people have bad allergies.

The people who like pets could get distracted by them, spending more time playing with the animal than looking at the house.

Generally, it’s not a good idea to keep your pets around when you’re trying to sell your property quickly.

One of the most important parts of selling your house quickly is working with your real estate agent. They can help you find your home’s main selling point and set a price that isn’t too high or too low.

Sit down with your agent and make a selling plan for your house. You can talk about any updates or improvements the house needs, what type of landscaping will highlight the house, and other selling strategies.
