In 2022, most people were hoping there would be more inventory in 2023. While the number of buyers / competition has decreased, the number of homes for sale remains low. Although, fighting two buyers for a home is better than battling fifteen. When all is said and done, it's still tough out there for buyers.
The advice I give buyers is to keep an open mind as you may bend on some things if everything else is ideal. If your MLS search is too specific you won't have many to look at. Maybe leaving a basement as optional in case a tri-level with a huge finished lower level comes along. Drop your bathrooms requirement from 2.5 to 2.0 or 2.0 to 1.5 for the perfect subdivision.
One important thing to remember... We would rather send you a few that you didn't want than miss one you may want. Keep those options open!
