Investor Series – Single Family vs. Multi-Units

This is one of many articles we will be writing regarding investing in Real Estate.  Today we’ll be looking at single family homes as an investment compared to multi-unit properties.

Single family homes offer some unique benefits as a Real Estate investment.  They are typically much more liquid as there are a great number of buyers who can purchase these properties vs. a multi-unit.   Also, the tenant quality tends to be much higher as these are a more desirable property to rent.  Tenants tend to take care of the property more carefully and treat it as if it were “their home” vs. just a temporary apartment.  It’s not uncommon to see a tenant stay several years at a home.

Multi-unit properties tend to have better cash flow vs single family units.   The tradeoff is the higher maintenance and vacancy rates.  Traditionally these properties are more work and hassle.

Choose the investment property that makes sense based on your goals and your lifestyle.  If you plan to manage the property yourself and you don’t have a lot of extra time, you should probably target single family homes as they have a better chance of being less hassle and less demand on your time.
