The importance of having a home inspection.  When making an offer on a home, buyers are usually starry eyed.  They have found the perfect place to put down roots, written a contract and have had their offer accepted.  Evrything is great....so far!  Now comes the part where they pay someone to find things wrong with this purchase.

They meet their home inspector and then watch while all the outlets are tested, the windows are opened and closed, the appliances are turned on along with the ceiling fans and furnace and ac.  Lots of things to consider that they hadnt really thought about.  And so it continues for maybe 2 or 3 hours. Those starry eyes have dimmed. Its overwhelming but worthwhile!  A good home inspector, real estate agent or attorney can look at the inspection and sort through what are the most important issues in the home.  They can point out real health and safety issues vs cosmetic changes that can be made over time.  It is very important to strike a balance and make a clear headed decison.  This way a buyer can confidently purchase and be reasonably assured that they are getting a good, safe home.
