The lack of inventory and rising prices have put a pause on many first time home buyers dreams.  However, now is a great time to start preparing for a changing real estate market. 

If you are a first time buyer, start getting prepared with obtaining a pre approval for a loan.  This is the founation for the rest of the search.  You will  learn if your credit is good enough to make a purchase, and you can find out how to start any repairs to your credit that are necessary.  You will also learn the maximum lending amount you can obtain, so your search can be focused on housing that you can afford.  It does no good to look at homes outside of your top price range.

You can also narrow down your desired neighborhoods now.  If you arent sure about an address, drive around the area.  You can also look at census tract data on line, research schools, and check out amenities.  Then when a home comes on the market  you will be ready to make an informed offer. 

Finally, get a great real estate agent.  Pick someone that you work well with and trust.  Find someone responsive.  See how quickly they respond to texts and emails.  Listen to their advice.  The realtor and client should be a team working together to find your new home.
