Thinking of turning real estate into an Airbnb?

Airbnb's have become a big hit among travelers and property owners.  If you're thinking of using a property as an Airbnb, here are some things to consider:

 

You must be responsive to requests/reservations and concerns while you have a visitor.

Do your best to maintain a high rating.  The more people that stay with you, the more opportunity you have for positive feedback.  The more positive feedback you have, the more likely people are to use your Airbnb.

Be sure to provide a well-stocked home with all of the essential amenities. Have enough toilet paper, hand soap, etc. on hand for your guests whne they first arrive.  Even if you require visitor to bring their own, you still want to accommodate them when they first arrive.

Use a reliable cleaning service.  A linen service will ensure that your unit will always have fresh bedding/linens.  Make sure you use a professional cleaner that will take care of making sure your unit is left spotless for the next guest and that they will alert you if something needs to be fixed.

Know the laws. You will need to have insurance, know city laws regarding vacation rentals, keep smoke detectors/carbon monoxide detectors in good working order.   Make sure you follow all health and safety guidelines to ensure that your renter will be safe.

Go above an beyond.  Create a list of restaurants and attractions in the area!  Use attractive decor so your guests feel like they're in vacation and not a motel.  Sometimes the secret is in the little details that show you are willing to provide a comfortable place for someone to stay - and that you want them to tell their friends.

Overall, if your guest enjoys their stay, they are very likely to recommend your unit to a friend or family member, which is great for the success of your Airbnb!
