HUD’S GOOD NEIGHBOR NEXT DOOR PROGRAM

HUD has several special community based programs, one of which is the Good Neighbor Next Door program. HUD describes the program as "Buying a home through HUD's Good Neighbor Next Door initiative is designed to encourage renewal of revitalization areas by providing an opportunity for law enforcement officers, firefighters, emergency medical technicians and teachers to purchase homes in these communities. HUD provides a substantial incentive in the form of a 50% discount off the list price of eligible properties." The important part of this description is eligible properties. To be an eligible property, the property must be in a revitalization area. Second, HUD must list it as eligible on their web site under the GNND program.

You need to insert the correct “buyer type” in the search screen, Good Neighbor Next Door, insert state and the zip code or city. Also worthy of note is that if eligible, you do not need a real estate agent to represent you as you are entitled to buy direct from HUD.
